OUR PROCESS
We have customized a step-by-step approach that works for any project, no matter the size or scope of work. Even though each project varies, we follow a system that has been efficient for years.
PHASE 1: SURVEY AND ZONING ANALYSIS
If there is an existing building which we will be renovating, our first step is to measure and photograph the conditions. These measurements and images help us to create our initial drawings to use in our design documents.
If the site is an empty lot, we will provide a zoning analysis and architectural plot plan.
The owner must supply a survey from a professional and licensed land surveyor. During the waiting period before we receive the survey of the plot, we request that the owner sends us a list of items with potential inspiration images they would like to see implemented in Phase 2: Design.
PHASE 2: DESIGN
After completing our zoning analysis and existing drawings, we will provide several options for proposed options of new floor plans. These drawings will include several floor plans and facade studies in which the owner will select which option best fits their vision for the project. This phase includes two meetings for the owner to ask questions and discuss changes.
At an additional fee, we can also provide a 3D model so that you can easily visualize the space.
PHASE 3: CONSTRUCTION DOCUMENTS
Once the design is fully approved by the owner, we will proceed to construction drawings. The construction documents can be used for pricing, permits and construction. These documents will be prepared with the understanding that construction will be performed by an experienced builder or contractor.
PHASE 4: PERMITTING
We can assist the owner or builder in applying for a permit by providing the selected contractor with signed and sealed drawings. During the permitting process, we are able to answer and follow up with any questions regard architectural documentation requested by a code official.
PHASE 5: CONSTRUCTION ADMINISTRATION
If necessary, we are available to complete site visits during construction. We will follow up with the owner, contractor, and code official during the entire construction process. Construction administration will be billed hourly.
